OPINIONS OF COMPLIANCE
A Certificate of Compliance or an Opinion on Compliance is required for all new build work and for all alterations, additions or extension work to an existing property, both domestic & commercial, to ensure that all works have been carried out in accordance with any Planning Permission granted and the Building Regulations. The certificates are normally required by solicitors & lending institutions during the process of selling & buying properties. Certificates of Compliance are prepared by an Architect, Engineer or a Surveyor.

Certificates of Exemption are provided when:
The inspection involves a visit to the property, recording of layout details, inspection at the local planning offices & inspection of drawings & the property for compliance with the planning permission & the building regulations. The cost of the inspection & issue of the each certificate starts at €250 for a three bedroom house. The cost may vary with regard to location & the floor area of the property. The purchaser will be briefed after the inspection has been carried out & the certificate is normally sent out within three working days

Certificates of Exemption are provided when:
- Extensions or other works carried out to a property did not require planning Permission(ie), are within a certain floor area.
- When works carried out to a property were done prior to the planning regulations(ie), pre’63.
